A.Dear Sir,
To “unbook” (remove booking / regularize the property), you generally have a few options depending on the case:
Check the Show-Cause Notice
MCD issues a notice under the Delhi Municipal Corporation Act (often Sec. 343/344).
Read the grounds of booking — whether for unauthorized construction, excess FAR, misuse, or property tax default.
File Reply/Objections
You must file a written reply within the time given (usually 7–15 days).
Submit building plans, approvals, sale deed, and other documents showing construction is legal or compoundable.
Apply for Regularization
If violations are minor and fall under compoundable/regularizable norms, you can apply under the Building Bye-laws / Special Regularization Schemes by paying compounding/penalty charges.
Approach Appellate Tribunal, MCD (ATMCD)
If MCD passes demolition or sealing order, you can appeal under Section 347B of DMC Act within 30 days.
ATMCD has powers to stay or set aside MCD’s order if your case is justified.
