The FSI(Floor Space Index) of the apartments or its floor in a building and the garage of a housing complex, as appears in the share certificate and sale deed does not change post-redevelopment unless it is approved by the Society and the competent authority, i.e., the Municipal Corporation or area/township development authority. FSI (Floor Space Index) or FAR (Floor Area Ratio) is the ratio of the total built-up area of a building to the area of the plot it occupies. The balconies, terraces, staircases etc are areas within a building that are not counted towards the FSI calculation. The specific rules regarding what is to be included in FSI vary by location, zoning laws and are determined by the local building plan approving authority, that is Municpal Authority. The capital of Maharashtra is divided into the Island City and the Suburbs. The Island City has an FSI of 1.33, while the Suburbs have an FSI between 0.5 and 1. Plots under the Maharashtra Housing and Area Development Authority can have an FSI of 2.5. So, when determining FSI for a property, it's crucial to consult with a real estate consultant or architect to understand what is and is not included in the FSI calculation as par the local building regulations and zoning laws in Mumbai post-redevelopment. In the redevelopment of a building, each of the flats usually get a minimum of 35% additional carpet area over its existing carpet area. Apart from this 35% additional minimum area, you may get corpus fund, monthly rent for your alternate and temporary accommodation, when your old building is demolished, for its redevelopment. For any kind of dispute post-redevelopment, you may escalate your grievance before the Society, failing which, before the Registrar of the Cooperative Societies, Cooperative Court and Civil Court for a resolution or relief to your grievance.
