To know the status of any property, it is usually recommended to obtain or collect the title report or title searching report of the property for the last 30 years. A property with clear documentation and title commands a higher price in the market compared to one with a defective title. So, it is advisable to check the basic documents that are legally admissible relating to a property that include registered sale deed/mother deed, encumbrance certificate, registered sale deed and purchase agreement, approved building plan, completion and occupancy certificate, mutation/khata certificate, and NOCs of various types that might be required that may include the Non-Agricultural Land Certificate, among other certificates. You can access the LRF or Record of Rights, Tenancy, and Crops (RTC)/Pahani records of the agricultural/non-agricultural land at Bengaluru both online and offline mode by visiting the official Bhoomi Portal at http://www.landrecords.karnataka.gov.in or by visiting the taluk-level Bhoomi Kiosk center for assistance. All the ownership or any other changes in the RTCs are carried out through mutation as per the Karnataka Land Revenue Act, 1964 using the Land Records database. You can also visit the local land records office or Sub-Registrar's Office that has jurisdiction over the property's location and submit an application providing the detailed information of the land to the officials of the local land records office or Sub-Registrar's Office and following the required procedures, you can obtain the copy of the LRF records of the said land. A buyer is required to be more vigilant and cautious about the clear title and encumbrance status of the property before entering into the deal which may save him from unwanted consequences later. Hence, it is advisable to consult with an experienced property Lawyer who may undertake a proper investigation and issue prominent public notices to clear the interest of others in the property concerned.
