Why Super Built-up Area shows “0” in e-Khata
In most BBMP cases, area = 0 happens due to one (or more) of these reasons:
Builder did not upload flat-wise data correctly during initial Khata migration.
e-Aasthi backend mismatch between:
PID (EPID)
Flat number
Built-up / super built-up area
Apartment module issue – BBMP records land details but not individual flat area.
Zonal approval missing – only ward office correction is insufficient.
System restriction – BBMP staff cannot edit area unless a technical ticket is raised internally.
This is NOT a document problem since your Sale Deed & EC are correct.
How to Check WHY it is Not Updating (Important)
Step 1: Get BBMP “Data View” from Ward Office
Visit the Revenue Inspector (RI) or Assistant Revenue Officer (ARO) of your ward and ask for:
“e-Aasthi Property Master Data / Backend View”
Check:
Whether flat area is entered as 0
Whether it is locked
Whether it is tagged as Apartment / Flat
Most helpline complaints fail because no backend unlock is done.
Correct & Effective Process to Fix It
Submit Written Correction Application (Offline)
Give a written application addressed to:
Assistant Revenue Officer (ARO)
BBMP – Concerned Ward
Attach:
Sale Deed (registered)
Latest EC
Existing e-Khata copy
Builder’s sanctioned plan (if available)
Encumbrance showing area
Aadhaar
Mention clearly:
“Super built-up area is wrongly reflected as ‘0’ in e-Aasthi portal despite valid registered documents.”
Ask for “Zonal e-Aasthi Ticket”
Request ARO/RI to:
Raise Zonal Technical Ticket to BBMP Head Office (Revenue Dept.)
Specifically request ‘Unlock & Area Update in Apartment Module’
Without this step, nothing will change, no matter how many complaints you raise.
Escalate to BBMP Zonal Office (Very Important)
If ward office delays:
Visit BBMP Zonal Joint Commissioner (Revenue) and submit:
Copy of earlier applications
Proof of helpline complaints being closed without resolution
Demand:
“Manual correction through zonal backend approval.”
If BBMP Still Does Nothing (Legal Remedies)
BBMP Grievance under Sakala Act
Correction of Khata data comes under Sakala services.
File Sakala grievance for:
Service Delay / Incorrect Khata Data
Legal Notice to BBMP
Send a legal notice demanding correction within 15 days citing:
Article 300A (Right to Property)
Arbitrary inaction
Failure of statutory duty
This often works immediately.
Writ Petition (Last Resort)
File Writ of Mandamus before Karnataka High Court seeking:
Direction to BBMP to correct super built-up area
Time-bound compliance
Courts take BBMP e-Khata errors very seriously.
