Our 2 floors building in Sion consisting of 8 flats is under the pagdi system. All was good till 1991 when the landlord was collecting rents from everyone & he was staying there. After his death the property was bequeathed to his 2 daughters. His will was shared by his son in law in which all ground floor flats (3) & 1 commercial garage was to be with his daughter in Chennai & the rest 4 flats was with his younger daughter in Mumbai. The landlords son in law was the executor of the will. Ours is not a Co operative Society. I used to reside in the ground floor. The elder was demanding rent which was supposed to be sent to her in Chennai but all ground floor tenants agreed that it was not feasible & agreed to pay to his daughter in Mumbai. We used to pay the rent but never received any receipt. In the meanwhile the whole thing went to probate Since 25 years we have not being paying rent nor the landlord made any demand for rent. Until 2017 I have been sending rent cheques to him but it never got cashed. Last September there was a letter from the builder for all to evict the premises as the building was in a very dilapidated state as mentioned by the structural auditors. Only 2 tenants are currently staying. The landlord doesn't answer the phone nor he wants to meet us. I have replied to his letter. In the current situation what is the remedy & solution. None of the current tenants are the original tenant. In my case also even after requesting to transfer the name to my mother after passing away of my father was never done by the landlord except for electricity bill
