Donating property

We built a house in 2013 and sole owner of property is my mother. My elder brother stays there with his family. Due to some actions of my brother and her wife, my father and mother want them to leave the house. But he is not willing to do so. My father retired 1yr back and my parents are unable to live in the house since last 1yr and staying in rent somewhere else. My parents don't want to take any legal action on their son. In this whole matter, me and my parents want that after them, the property to be a anath ashram or similar something. Can you please suggest how to proceed?

A.Hello,
transfer the property by making a deed/will from your mothers name to the person or to the name of any authority she wants to.
Because the property is in your mother's name she can transfer the property by making a will.
