Resale f registered but unmutated apartment in Kolkata

I am in the process of buying a resale apartment for which registration has been done in favour of the current owner but mutation is pending.
Two opinions.
i. The owner says the property can be directly mutated in my name (single mutation).
ii. Another view is that the property has to be mutated in fvour of the current owner first, followed by that in my favour (double mutation).
Which one is correct?

A.The second option is the correct option.
