I had given on rent my lower ground floor since last 14 years time. After every 11 months time agreement had renewed. My last agreement has end on 15/03/2019. Now my tenant is not renewing the rent agreement nor paying the rent amount since 15/03/2019. Tenant was paying much lesser rent compare to prevailing market rate. Please guide me, what action could be taken.

A.Engage an advocate and send him a legal notice.

A.Hello,
First send a legal notice for payment of the due amount and to evict the premises with in a certain time period.
if they don't then file a suit against them with lawyers help.

A.Submit the agreement before the court latest and present rent and ask before the court about renew the agreement or vacate the house or shop.

A.serve him a legal notice to immediately evict the rented premises and to make the outstanding payments

A.In my opinion at first serve a legal notice for vacating the room and if the problem is not solve then file eviction.
