Hello SIr,Madam, I'm interested in buying an apartment. This particular property that we have selected has an issue with documents. The owner has lost the original sale deed and allotmment letter from the housing board. Please advice on the legal issues in going ahead with the property purchase. How difficult would it be to sell this later? Can housing loans be availed?

A.Dear Sir,
You may get certified copies of such documents and on the Sale Deed get signatures of all the family members as consenting witnesses. If you want more secure then approach Civil Court and get a permanent injunction against them saying that they have sold the property to you and they will not interfere into your possession.

A.before verifying the property you should not purchase, now question is how to verify of genuineness. a lawyer will verify and give you details as to actual position of the said property.
