My mother-in-law leased her flat in Mumbai in Sep. 2018 following all legal procedures such as police verification, leave & license agreement registration etc. Throughout the lease period the tenant regularly delayed rent payments and at the end of Aug 2019 cited personal health issues and promised to vacate the flat in end-Dec. 2019.

After repeated follow-up, the tenant finally settled all rental dues in Nov. 2019 and requested that the additional months' rent (Sep to Dec) be adjusted with the Security Deposit. Now, the tenant again refuses to vacate the flat in Dec. 2019 citing personal circumstances and wants another extension until Jan 22, 2020. We do not want them staying any further than 31st Dec. 2019.

So, what are our options to ensure they vacate peacefully by Dec. 2019?

A.You can refuse to provide extension of the lease and ask them vacate by the end of the lease period. If they don't, you can file a police complaint seeking their assistance in vacating the flat.

A.Send Legal Notice through good Lawyer. If it is still not vacated you will have to go to Court for remedy. If need be, plz contact through Vidhikarya
