Dear Sir/Madam, We are eyeing a land in a layout developed by a established promoter. We come to understand that the promoter has obtained a GPOA and has mortgaged the entire 7 acres of development with a private financier. He says he will obtain a NOC from the financier and then once we register the plot will be under our name in the EC. Please advise if the EC will be clear for my plot immediately after registration ? Will I be able to re-sell any time soon after registration ? Or do I need to wait for all the plots in the survey number or the entire 7 acres of land to be sold and mortgage cleared for the EC to reflect as clean ? Thanks, Saravanan.K

Hi Sir, I need advice on a matter of my brother. He is in Judicial custody from last one month. he has been charged by section 408 ,420 , 467,468,471, 120b and 66c IT act. the case is regarding online wrong bank transaction through company account of 90 lac . IO has not submitted chargesheet till yet. What is right time to apply for bail. our advocate asking us to wait for one more month. is there any chance that we will get bail from session court ? or we have to go till high court. kindly advice.

Dear Sir/Ma'am, I have filed PIL in Bombay High Court on 04/01/2019. In status, it was showing next date: 11/01/2019. Now it is showing last date as 11/01/2019. Other information is nil. There is no objection. What is its meaning? Was my PIL heard? Was it admission hearing date?

I feed stray dogs in my society. I have also got a letter from PETA that feeding stray dogs is absolutely legal and government of India encourages dog feeding. PETA sent same letter to my society committee also. Still some society residents and committee members harass me on regular basis and threaten me to throw out of society ,(as I am a tenant)if I don't stop feeding. They clicked and shooted my photos and videos without my consent while feeding the dogs. They also put up fake banners in society stating that as per PETA this is not dog feeding areas.PETA also warned society to take down those banners immediately as it was not designated by PETA. What action I can take against this constant harassment? Please guide.

A. file an application u/s 144(2) CrPC before SDEM and get appropriate ex parte order.restraining the society residents from harassing you and/or obstructing you from feeding stray dogs.

(2) if we found that it is an unauthorized construction,then to whom should we complain ? (3) After informing to the concerned authority and sufficient action was not taken then what is the action to be taken then ?

Dear sir/Madam, (1) Can a settle/author of a trust be a trustee for the same trust at a same point of time ? (2) If yes,then is it possible to form a trust with members ? Example:- A is the settlor of a trust AB. Now A will be on the trustees and B is remaining one. In that way is it possible to form a trust with just two members ? (3) Is it mandatory to register a trust at sub registrar Officer in whose jurisdiction registered office is situated ? (4) Can i have a trustee from the state of telangana for forming trust in Andhrapradesh ? (5) Do we need to carry any audit for the trust ? Thankyou in advance.

Respected sir/mam After my grandfather passed away, my fathers own brother created a false document with my grandfathers thumb impression for total property (Half to my father) is on his own name with help of a writer. That particular document is created on the day of my grandfather death itself. As the writer given us a written statement that he wrote that document for money but not as legal document. My fathers brother used that document to get municipality pay slip on his name with that document. Recently we had pay slip on our name too but We are fearing that he may use it to take our property with this forgery. It’s nearly 1 lac to file suit in court on the value of our property. Soo please let me know is their any alternate way to file suit to destroy that false document. Please help us find a way.

Dear legal team. There is a tenant in my father’s commercial property for over 20 years who has now not paid rent for over 5 years since my father fell seriously ill. The tenant is now demanding lot of money (market value of occupied portion of property) to vacate. The rent rate is also low amounts which was set many many years ago so it is not at today’s market rates. Unfortunately the rental agreement has been misplaced. Is there any law which can be used for eviction based on verbal rental agreement? What can be done in this situation? Also, is it not illegal for tenant to ask for money to vacate the premises and for the mental harassment of not willing vacate without giving them lot of money as ransom to vacate? What are the options to evict this difficult tenant?
