The tenant is liable to pay rent even during lock down period and tenant cannot claim any privilege such as force majeure or lock down in support of him not paying the rent.
So, as a land lord, you can claim the rent in full from the tenant during the lock down as well. So the position of law is that the tenant is liable to pay the rents to the land lord under the present lock down circumstances as well.

The answer to your question both yes and no. The said contracts are binding and legally enforceable. But those are civil nature of contracts and require 3-4 years time to get a civil decree. It appears that you have entered in to an agreement to purchase the property and paid Rs23Lakhs advance and possession has been handed over to you in 2019. Since you already have the documents in your husband;s name, please file a petition for injunction under Order 39 Rule 1 Civil Procedure code obtain a stay order. It is against law for banks to deduct / charge their customers for add on products like health insurance etc.
You can either approach the banking ombudsman or file a case in the district forum for deficiency of service (in law , charging for add-on's without consent of borrower is deficiency of service)

Mens rea is not a requirement but is rather a general rule under the penal provisions of the IT Act.
The element of mens rea in Cyber-crimes is that the offender must have been aware at the time of causing the computer to perform the function that the access thus intended to be secured was unauthorized.
