The tenant is liable to pay rent even during lock down period and tenant cannot claim any privilege such as force majeure or lock down in support of him not paying the rent.

The answer to your question both yes and no. The said contracts are binding and legally enforceable. But those are civil nature of contracts and require 3-4 years time to get a civil decree. It is against law for banks to deduct / charge their customers for add on products like health insurance etc.
You can either approach the banking ombudsman or file a case in the district forum for deficiency of service (in law , charging for add-on's without consent of borrower is deficiency of service)
