Me and my friend are the 'Licencees ' on the leave and license agreement as tenants. We share the rent and deposit. My friend wants to leave by giving the landlord 30 day notice. However I want to wait till the contract expires. Is it legal for her to give notice without my agreementor. As it's a joint contract between us however this decision isn't a Joint decision .

A. dear client Yes of course. In your case you can claim 50 % rent from her till expiry of agreement period but if you want to sue on her then kindly engage experienced commericial lawyer.

A is seller B is buyer In year 1984 A and B came into agreement for land with 10L rs. B paid 9L and not paid 1L. Not aware why not paid 1L. B was ready to pay the same in year 1997 to pay that pending amount with interest. But A refused and did not allow conveyance. So B filed a case in civil court and got a decree in his favour. Court also suggested to pay pending amount with interest. A again refused to accept it and they re-appealed in court. In year 2005 collector lease of the land expired. As conveyance is not done so B cannot pay the lease amount and A is not interested for renewing of lease. In this situation what are the options for B to pay government lease though he doesn't want to change the name on property card as court case is on. But B just want to clear dues of government with penalties for all the past years.

A. dear client in your case you need to go through with any local lawyer for overview of documents and after that you can proceeds.

My father died in 08/2005 leaving behind mother,3 sons and a daughter. We made family arrangement deed for all the properties we are holding at that time. We shared equally with all of them signed the deed and got notary done dated 25/09/2009. We sold away 75% properties to third parties accordingly. Now one house and half acre land is there that to house got partitioned on 3 brothers and mother and 2 brothers already sold. half acre land was on mothers name which was bought in the year 2006 by 3 brothers got registered on mother's name then after we partitioned between three brothers through gift deed from mother. Now in 02/2018 my sister given notice asking 1/4 share on the above mentioned properties. Please give me the legal advice how to go about. Shall I give the reply. how ?

A. dear client You may just prolong the matter saying that she has no right to claim her share and suit is not maintainable etc.kindly engage lawyer for documents overviewed.

My father died recently. My mother is a nominee in all FDs of post office accounts and properties. My brother has threatened my mother, who is a mental patient and has kept her with him. I am a legal heir and have a legal heir certificate too. When I asked him about sharing property, he kicked me out of the house. Now what should I do for the sharing of the property?

A. Dear client You may get issue a legal notice not to pay the amount to your mother or brother. In the meanwhile you file a suit and claim stay on disbursement of such amount till Court decides your share.
