Always 10% will be calculated on the existing rent. Thus you have to pay rent at the enhanced rate. Better get renewal agreement of rent and reduce enhancement of rent from 10% to 2%.

Always get partnership firm as registered one. In rent deed always mention the name of Partnership Firm represented by its managing partner otherwise it would become invalid. Always pay the rent to the account of partnership firm only.
