You may file a suit for eviction and thus get vacant premises and also pressurize him to pay the arrears of rent failing which the court may not allow him to contest the case which may be filed by you.

According to Section 56 of the Rent Control Act, 1999, this consideration paid to the landlord as a fine, premium, or consideration (Pagdi) was legalized. The act provides authorization for a tenant to receive any amount in consideration to relinquish or transfer of his/her tenancy rights.
In the case of residential property, a landlord can only raise rent by 5% a year, but in the case of commercial property, he can raise rent by up to 7%.

A. Dear client, sorry to hear that but in this case if you have any rental agreement then the landlord is supposed to increase your rent as per the agreement. However, if you don't have any agreement and your landlord is increasing your rent recklessly then you can approch your nearby police station.
