A. Dear Sir,
You have all rights to file a civil suit against the tenant by terminating the lease and sue for arrears and future loss. You can also file an application to court to seize the tenant’s goods and furniture and sell them to pay off the arrears. You can also sue the tenant for arrears and maintain the tenancy agreement.

A. Hi,
Serve them with legal notice to repay and threaten them with eviction. You can reclaim the amount by filing a civil money recovery suit. If they claim to have no money, you can recover the amount from the furniture, appliances etc. present in the house.

You can claim damages under the Karnataka Rent Act.

A tenant can be sent a legal notice ordered by the court for the eviction for unpaid rent. A suit can also be filed against the tenant. It is advisable to keep all the evidences and proof safe which can used to show in the court to prove the offence against the tenant. Thank You
