I have a two storied building,i stay at 1st floor,my tenant stay at 2nd floor,we have common staircase,my question is if I want to renovate my common staircase will i have to give notice or intimation

I work in a private firm and due to covid 19 salary has been reduced by 40%. Owner increased rent by 10% inspite of the recession. Now the electricity dues have amounted to 10k. He is forcing to pay


A. On humanitarian ground he should have not increased the rent as this time of the year. In case he is being inhuman and insensitive in his approach then you also take a strong stand and tell him to file a case for eviction and you stop paying the rent. He will not be in a position to file the case now due to lockdwon situation and when the situation normalizes you find some better place to rent.
If he troubles you more then lodge a police complain and also write to NHRC.

If rental agreement has 2 months notice and as a tenant, I vacate the flat 1 month prior due to some urgency, can I get 1 month security deposit back ? Is it a breach of the agreement? Landlord is not


A. As per normal law only 1 month Notice is applicable. Ask him to take 50% of the amount for 1 month & solve it tactfully.

I had deposited a security of 2 months when i took the flat in april 2019 whose agreement ended on march 2020 then due to lockdown the owner of the flat and we, the tenants agreed with mutual concent

1) Sorry to say but you have not given very clear picture as to what was the Security deposit you are given as a security deposit and what is the rent for every month... But as you said he will take Rs.4,000/- less till the lockdown ends but you are actual agreement has ended in March 2020...
