A. Dear Sir,
Without having OC creates problem at any point of time. Better get substantial concession in purchasing price otherwise insist for OC.

A. Dear Sir,

If you sleep over your legitimate rights for more than 12 years then you cannot claim return of such land. You may nicely give some amount and get back your land and enjoy.

You may lodge complaint with government offices if no action taken then approach High Court by filing a Writ Petition or approach Civil Court by filing representative suit.

A. Dear Sir,
Without seeing the records one cannot suggest you legally. One thing is that you can approach office of Deputy Commissioner by revision to challenge orders of AC Court if they are effecting your rights.

As per the facts mentioned, you’ll have to firstly prove that the khatyani land is in your uncle’s name and is a joint property. Only after this you can combine all the lands and ask for partition.

A. To give opinion ,it is necessary to know whether the mutation record is showing the name of the previous landlord from whom your grandfather had purchased that property. The relevant fact is required to be specified.

You have to file civil case also and get injunction order to protect your possession on the basis of registered documents which you have. Thus you can prevent such rowdy elements entering into your land.

A. Dear Sir,

It is very simple since the registered documents are public documents and on its registration it will reflect in the Encumbrance certificate. The aggrieved person ought to have taken EC every year and if he has not taken then it is his problem. But courts are very slow in thing such legal issues to dismiss the suit on the ground of cause of action. You will get justice in High Court if your application is dismissed.
