A. the statements by you are contradictory. If not registered what is in your possession is not a sale deed at all. In Law the seller is still owner of the property and you are not owner of the property. you have to file a suit in civil court against his wife asking the court for a direction to her to execute a sale deed to you. don`t waste any further time.

I am living on a property for more than 17 years without having any legal notice from the owner and today owner came and told to leave property.Pls help me by telling my right on that property.

A. You don`t have any right over the property. you only have a right for a proper legal notice, and no option but to quit when owner asks.

A. Since the property is undivided and also no will has been made to opt out the sister by the grandfather or the forefather in such case the sister has equal right in the property, after her death the son also has equal right in the property i.e sister's share. You need to get his share gifted to you and the other family anyhow.
