At present, stamp duty rates in Mumbai for urban areas is 6 percent of the property value for men and 5 percent of the same for women according to the ready reckoner rates in Maharashtra.
According to Article 34 of the Maharashtra Stamp Act, which was amended in 2017, gift deed stamp duty Mumbai and other parts of Maharashtra is 3% of the property's value.

U may go for Succession Certificate under Section 376 of Hindu Succession Act, but it is time consuming. Better to manage by swearing an Affidavit before Notary in respect of family tree which may be accepted by the concerned authorities.

If you can prove that your property was attached before time limit and you had amount to pay dues then you can challenge the classification. You can file an application under SARFESI section 17 to recover the possession as NPA is not done by following the guidelines of the RBI.
