Since there is no formal agreement, it is recommended that you create one so that you may legally charge him for his default. Although a verbal contract can be enforced, it is preferable to have a written contract. If the defaulter does not pay the compensation within the given period, you can submit a legal notice and subsequently start legal procedures.

No one needs to give you permission if the property is in your father's name. Returning the property would be tough. You can seek to make a will in the name of the yourself by asking your brother to give away that property.

Please consult a lawyer. You have right to get compensation for your losses. You can issue a legal notice to your landlord asking him to pay your money along with the compensation. If he does not agree you can move to court with the documents you have.

For property registration, any government-issued identification card can be used; a voter card is not required. Most of the time, the Aadhar card does half the work in registrations or where formal work is required to be done.

A. If you have the sale deed of sale, you can send a legal notice to the present owner informing him of the bill and directing him to make the payment along with getting the electricity connection mutated in their name. Majority of the sale deeds have the clause requiring the buyer to do so.

You can also send a formal letter to the electricity board informing them of the fact that you sold the land 10 years back along with the details of the buyer.

It would be better if you purchase a flat that you could register. If the broker is saying that registry would be done then you could surely purchase that flat. Just check the documents of that property before purchasing.
