1. Yes, this would be a valid transfer.
2. Yes, she can. However, in this case, the property is ancestral and as such, it cannot be done without the consent of all legal heirs.
3. No, this is not necessary. However, the husband's legal heirs can claim it on Devki's expiry.

You can approach the consumer Court or, alternatively, file a civil suit for money recovery to reclaim your losses.
In addition, file a complaint against them for fraud and cheating.

It is better for you to exercise a gift deed in this case. Also, the consent of all the sibling is required if the father wants to gift property to only one of his son.

If u have filled an eviction suit and is pending in the court u will have to wait for its final decision.If u want a speedy hearing ask ur counsel to file urgent hearing application on some bonafide ground ,usually civil cases do take some time to be finally decided.The role of police does not comes here as firstly this is a civil matter and the matter is pending in the court of law.The police will not interfere ,so have patience until the final decision comes.plz rate me if u find this helpful.

File a suit to partition the property. You are the lawful owner of your share of the property, your brother cannot abrogate this.
You should also file a complaint to the police against your brother's extortion and criminal intimidation under Sections 383, 503 and 506 IPC.
