for the cancellation of the registry, a cancellation deed i required. both the parties need to sign it and provide original documents as per requirement.
if after sending several legal notices, the person has not received it or returns it, then you can f=start with the filing of the civil suit against him as it is the duty of the defaulter to prove that he has not a defaulter.

By possession it means that you have been handed over the property and you can start living in it. However from your input, you can claim for compensation for the delayed work.

Without the consent of the children the father cannot sell the property. If the children have given their consent then a sale deed mentioning the details of the owner as well as the successors is to be signed and executed in favour of the buyer.

2.5 per cent of the property value has to be paid as stamp duty in case the property is being transferred as gift deed. since the property is not yet registered, you can take NOC from your wife. the bank will not object when you attach a NOC.

A. Hi,
It was the responsibility of the buyer and the seller for the ownership change and not the mediator. It is advisable to have a conference call with all and let them know your part was limited to the sale only. The police cannot arrest you without proof that you have done any fraud or deceit.
