Property cannot be registered unless you have a valid tittle which includes land as well as building if house is owned as a one unit.But if there are separate flats, then each flat owner is owner of his portion of the flat and gets compensation under land acquisition. Even a person in possession is entitled to 1/3 of the compensation amount decided either by the LAO or by the reference court or further in appeal by the high court or supreme court.

In such case you can directly get the registered sale deed from the builder. However you have to take following precautions:

the statements by you are contradictory. If not registered what is in your possession is not a sale deed at all. In Law the seller is still owner of the property and you are not owner of the property. you have to file a suit in civil court against his wife asking the court for a direction to her to execute a sale deed to you. don`t waste any further time.

You should refuse to sign on any papers that your brothers may ask, and write to local authority not to change khata based on that will. Next , if they don`t go to court to prove that will, and if properties are transferred without your signature approach Court against the will.
