Since your facts state that the property is properly registered and the necessary documents are completed, the case would not affect your registration. Also, the limitation period for approaching the court is four months from the said day and if any delay is caused you should provide the court with reasonable ground of such delay

A. A registered sale agreement is always beneficial and help you in any litigation, Provided the contents of the Agreement of sale must be meticulously drafted keeping in mind, laws of limitation act ,Specific relief act , Transfer of property act, state act regarding RERA etc.
later on if any issue arises with response to delivery of possession by the builder, which will be main issue and along with other issues.
