Addition of Wife Name in new flat sale

I had purchased one flat in 2021 with home loan. New flat registration is planned in June 2024. Now i want to add my wife (Married in 2023) name in new Flat Sale Deed. How it can be done? What are minimum requirements to add the wife name?

You can add your wife's name to the sale deed as a co-owner by executing a new sale deed or rectifying the old deed. Further, you need to file an application to the sub-registrar's office and register the new/revised sale deed.

An owner who wants to add a co-owner to his property will have to do so by way of creating a new deed altogether mentioning the ratio or portion of the ownership in the property. This new deed must also be registered paying the stamp duty and registration fees at the sub registrar's office to attain legal validity under the Transfer of Property Act. Until and unless you add the co-owner name to the sale deed, you cannot execute another sale deed as a seller of jointly owned property. You have to visit the office of the Sub-Registrar for steps and hire the service of an Advocate to navigate the matter in the right way.
