I'm about to move out from my flat which is shared by 4 others and now i'm being asked to pay for 3 months rent excluding advance or to find a replacement simply.

note that i couldn't find any clause regarding replacement in the agreemenrt.

I've gone through the agreement but found it really difficult to understand - hence mentioning few clauses from the agreement below.

Clause: 1 - Period: "That the licensors hereby grants to the licensee here in a revocable leave and license, to occupy the licensed premises, described in Schedule I hereunder written without creating any tenancy rights or any other rights, title and interest in favour of the licensee for a period of 11 months commencing from 1/02/2020 to 31/12/2020."

Clause: 2 License Fee & Deposit: That the licensees shall pay to the licensors license fee at the rate of Rs.20k per month towards the compensation and Rs.50k interest fee refundable deposit, for the use of the said licensed premises. The amount of monthly compensation license fee shall be payable within first five days of the concerned month of leave and license.

Clause: 10 - Cancellation: That, subject to the condition of lock-in-period (if any), if the licensee commits default in regular and punctual payments of monthly compensation as herein before mentioned or commit/s breach of any of the terms, covenants and conditions of this agreement or if any legislation prohibiting the leave and license is imposed, the licensors shall be entitled to revoke and / or cancel the license hereby granted, by giving notice in writing of one month and the licensee too will have the right to vacate the said premises by giving a notice in writing of one month to the licensors as mentioned earlier."

A.The land owner cannot ask like that. You can fight legally and get back your entire advance paid.

A.I have gone through your query in detail.
1) As per your query the 20k per month rent is divided by all 4 people, so are all the names mentioned in the agreement OR the entire agreement stands only in your name
2) As you have stated other people are also staying with you, so are they still there in the flat or they have already vacated the same and
3) what kind of three months excluding advance you have WRITTEN --- could not come to the conclusion please send entire leave n licence copy for more details.
