Dear Sir, I purchased a plot of 200sq yards in 2009 which was in Gram Panchayat Layout & paid 98% amount & got agreement papers. Realtor have not registered my property saying that they are approaching HMDA(Hyderabad Metropolitan Development Authority) & making it into a HMDA layout.
The layout is changed according to HMDA rules & my plot size got increased from 200 sq yards to 333 sq yards they sent that information in a registered post. But when I approached them, they said the property allocated to you is in mortgage & we can't register. In that case I said i'll pay rest amount which they mentioned in their letter, when my plot gets released from mortgage.

After 12 years sales manager called me saying it got released from mortgage & I paid rest of the amount (got all receipts) & asked to register my plot. They took all details from us & suddenly old manager resigned & new person came in & was asking to pay amount for 133 sq yards according to the current rate prevailing in the market.


Can you please suggest what should I do now ?
My plot is in outskirts of Hyderabad & the layout is HMDA approved one.

A.Dear Client
Whatever discussion that you are mentioning with the first Manager for that do you have nay written document? If yes then you can show that to the new manager and get the land registered in your name. If not then follow the sequence of events and try to convince him the right way of doing the registration.

A.Dear client,
1. First issue a legal notice to the builder demanding the registration of the property to your name.

2. Let him give a reply or not, you may either approach RERA for relief or a consumer forum or a civil court with a suit for specific performance of the contract.
