My Father bought the house in Faridabad city in 1995 on Power of Attorney. Now he is no more and we want to get the house registered. Can you please let us know the steps to get the house registered. We have all the relevant documents apart from Registration paper. Its been more than 25 years the previous owner is non traceable and we even don't want to get them involved. The property is in our possession since 25 years.
What options we have to get the house registered and mutation done either in my mother or my name.

A.Since the registration procedure requires both the owner and the purchaser for completing the registration of sale deed hence you need to trace out any of the legal heirs of the said owner. If no one is traceable then kindly file a declaration suit before the competent court of law and once you get the order from the competent court of law then using that order you can complete the process of registration. Once the registration is done in respect of the said property then you can also mutate your name as the owner of the said property before the concerned authority.

A.Dear Sir,
It cannot be registered since you have no sale deed in your father’s name. However, you may go to Civil Court and file a suit for declaration against dummy persons and get a declaration to the said property which is equivalent to registration.
