Developers Not willing to give legal set to the buyers

Recenty I have done agreement with Mondal developers in Durgapur . But they are not willing to give me the Legal set . They are saying that they would provide that only to the bank , not to the customer. Moreover they are making two separate agreement ( some points of two agreement differs )
A.Hi client,
If you are not okay with certain developer you can always change them.
Whatever advance was paid and the conditions mentioned, abide by the same and cancel such agreement.

If you are not comfortable with such developers then get back your advance amount if any paid and go to any other developer.
