Owner deducting painting charges after asking to vacate on 28 days short notice

The flat owner is asking to vacate the flat in 28 days, and also insisting on deducting the painting charges (one month rent). I have been staying on rent only since the past 2 months.
The owner says that this is in accordance with the agreement she signed with the previous tenants, but I'm not a signatory to it.

As you Said that you are only living in that flat for 2 months and you also have not any agreement regarding this with the owner so you are not liable to pay the painting charges. But if you have harm the walls of the flat then you are liable to pay charges depends on how much it will costs.
