A.The value of the property for registration purposes is typically determined by the government's guidance value or the market value of the property, whichever is higher. The registration charges are calculated as a percentage of the property's value, which includes the value of the land, building, and any other assets like parking.

If the builder is quoting an MVR (Market Value Rate) of 46 lakh, it could mean that the current market value of the property has appreciated since the time you booked it in 2013. However, you can check the government's guidance value for the area to ensure that the MVR quoted by the builder is reasonable. You can also consider hiring a property valuer to get an independent valuation of the property.

As for the registration charges, it's essential to check the applicable rates and fees in your state.
