Power Of Attorney - buying a property in India Power Of Attorney - buying a property in India

I am buying a property in India. One of the seller is residing in Canada. He is willing to give a power of attorney to his spouse in India. But the power of attorney will be mailed.
Does a copy of the mail justifies the authenticity of POA ? Or should we have a physical POA

A.Dear Client,

A Power of Attorney if executed by the executor and registered in Abroad following the standing procedure to the said country appointing an Attorney to execute any deed of Sale before the Registrar in India, the original POA should be sent by the Executor to the Attorney for its counter-authentication by the Competent Authority in India to make it enforceable for the purpose it is executed. On receipt of Original POA from Abroad, Attorney should visit the office of Registrar or Sub-Registrar concerned or any other competent authority assigned to get the document authenticated.
