Cancellation of Booking Under RERA Prior to Stamp Duty and Registration. Cancellation of Booking Under RERA Prior to Stamp Duty and Registration.

Dear Sir,

I have booked a flat in Neral and paid 10% of Agreement Value as well as Stamp Duty / Registration Cost (Registration is not yet done.) I have been informed by the builder's office that they are in planning to change the structural plan of the building due to which 24 flat's carpet area will be reduced (including mine). Now Builder is offering me revised payment schedule as per new carpet area and I do not wish to proceed, I wish to cancel and have my full refund as agreement deed is not yet registered.

How should I go forward with this issue?

Is there any provision under RERA for cancelling un-registered agreements booking.?

What are my legal options here in-case builder denied to pay me in full?
