A. Ask him to submit all his ID proof and govt Id's.
Also, ask him to submit proper KYC documents.
Submit this information to the Police and do a verification check.
The cost of such verification shall be born by the tenant.

A. Yes sir, you can give possible discounts to your tenant.
Say for example
1. 25% discount upon total rent if the tenant pays a years rent in a lump sum
2. One month rent to be discounted in the tenant pays a years rent in lump sum
3. certain discounts if he pays rent in lump sum [6 monthly]
4. Deductions in next year for pre paid rent.

You can Consumer Complaint in Consumer Forum against that servicing center and Tata Motors company for deficiency in service.It is required to file complaint as early as possible.Therefore you need to get Bank statement from your Bank.And also bill/receipt from servicing center.But you can send legal notice prior to filing of complaint against those.

Who will bear the maintainence cost if There were 3 owners in the building?What are the expenses head mainly?If there is any serious issues in the building who will be responsible?

A. Dear Client,
The maintenance cost will be shared equally between all the 3 owners of the building.
You have to plan according to your need and requirement which varies from Security to cleaning etc.
Serious issues will be taken up by the Resident Association. If do not have any at this stage then you need to have one soon.
