In Andhra Pradesh state i have a GVMC approved land which is 2500 sft and applied for G+2 for construction. Can i build a 300 sft watchman room? Is it legal to construct that room with a bathroom?

I am looking for a plot and i have seen some Plots in Bangalore within BBMP limits, The developer has converted the Agricultural land to Plots and selling them, According to Proposed CDP 2031 the Survey number was in Green Belt. But within around 300 meters the area was developed and aparments, villas and new apartment is getting constructed. Also the property is closed to Peripheral ring road and within 300 meters the Peripheral ring road(PRR) was planned. The Survey number in which i have seen the plot is not affected due to PRR where BDA acquired the nearby lands for PRR. I need help related to two questions, is it good to for the this layout and another thing is how the revenue land can be registered as Plot in Sub Registrar office. Will i able to see any double registration issues if i buy the Plot. How double registrations can be avoided in this kind of unapproved layouts.

A. If you want to buy a revenue site, take extreme caution. you cannot convert into residentail zone. It is a wrong advice. There s nothing called xone conversion, zone change is done by State Government once in 15 years very sparingly.

If a property has residential sanction, can it be promoted on real estate portal under commercial categorg ( intention to sale it as office space ). Will it cause any issue or create any problem with regards to rera.

A. Dear Client ,
you will have no problem up to this level, but if you start to construct a flats for sale and purchase commercially at large you will have to take permissions under act..

I done an agreement to buying a part of tuda approved plot in 100 rupees stamps and paid money through SBI check for 2 lakhs.in agreement only one partner signed due to he is in Dubai.now I decided to cancel the purchase.how to cancel my agreement and how to get my advance money

A. You ask your amount back and they will take your signature on whatever sort of cancelation document they prepare.

How can I know whether agreement deed provided by builder has been registered in sub registrar office or not because there is no mention in agreement deed and I also not intimated accordingly. Pl also guide whether deed is INVALID and case can be filed

A. You ahve succesfully misled our advocates, There is nothing called agreement deed, it can be an agreement, registered or unregistered. Secondly, an agreement need not be registered even if it invloves immoveable property. Whts your question really ? whether that agreement is registered or not ? right ? see teh copy carefully, if there si sub-registrar`s seal, numbers, and signature/s it is registered, apply and obtain a certified copy. Sir, I have deposited Rs 2 lakh (cheque) in society in bangalore for allotting sites. Along with that one of the agent from Land developer side taken Rs 2 Lakh cash from me and other 2 ppl promising that he will get the site. But now society is not saying that they will not be in a position to give the site to us saying that we are from developer side. The agent was till now saying that he will return the money taken by him with interest as on date. But now he is saying he will give only Rs 2 lakh +1 lakh only. If we see Bank interest it will be around 5 to 6 Lakhs. Now he stopped recieving the call. We know about his working place. How to go ahead for repair. We do not have any proof for paying money. Whats app messages are there by no reply from his side.

Hello Sir, I paid 50,000 advance to builder in the year 2015 assuming that he will start the property construction, but till date there is nothing which has got initiated, I am asking for refund of my advance deposit and he is not giving it. What should I do in this case, I have photo of the cheque which I gave along with a receipt from builder. Kindly suggest. Regards Bhaskar

A. dear client in your matter You need to send him a Legal Notice asking for the refund of the amount along with damages
sustained. A better advice would have been given if you would have shared the agreement between you and the builder.

Sir, My father paid an amount of 7.5L to a realtor to buy a land for me at Achirupakkam in 2013.
