MANDATORY DOCUMENTS COMPLETE LIST for 17 lac flat in W.Bengal & GST applicable?

I am buying a 595 sq ft flat without lift (Address: Green Park, Block A, South Dumdum Municipality, West Bengal, Kolkata- 700055) by paying Rs. 17 Lac in cheques mode. My questions are asked below:
1) What are the MANDATORY DOCUMENTS COMPLETE LIST that I need to collect from the vendor for meet all legal validity?
2) Do I need to pay GST to purchase a flat below 20 lac? If GST is not mentioned in my deed of conveyance(Currently it is in Draft mode), any future legal issue may arise?
3) What hidden points may be there in a flat registration deed or Deed Of conveyance?

A.You need to contact with Lawyer either Myself or any other lawyer through paid service. As because lots of documents need to see prior to make any comments in this regards.
