I am planning to buy a plot in a society near Whitefield. A broker told me that the society is a Karab Land and hence not to buy. But I see that a good 10 houses r built in the project and people got housing loans from Banks. But I want to know how to ensure that the society is not on a karab land

A.Dear Sir
You must get full fledged legal opinion on the basis of all the documents .It seems to be revenue land and B KATHA. Only private banks can advance loans. You can purchase it with a riding that you may be asked to develop charges and /or betterment charges .please share all the documents to me.

A.You can check the land details either at sub registered /tahasil /ri office or you may check through online land portals with khata no plot no etc. As per loans concerned there are different deviations approved by them as per situations which does not certify your property as clear and authenticated one.
But it is also true that govt. In some cases Latter on regularised through variouse schemes deviational constructions .
You may check whether society is duly registered , whether plan approvals are taken. Plotting scheme registered with local development authority etc.
