Hello, We are a Hindu family in Mumbai. My younger brother died unmarried in 2009, my father died in 2015 without a will leaving me and my mother. My mother also died in 2020 without a will. Now i am the only legal heir. We live in CHS and flat is registered on my father's name. The flat was not transferred on my Mother's name. After transferring the shares on my name and obtaining the Society Share Certificate from Society can I register my flat at registrar office and transfer the ownership to my name on the basis of Society Share Certificate without applying for succession certificate. Request you to please guide.

A.Dear Client'
you can obtain legal heir certificate in the taluk office there by apply for mutation in the municipal records, the name in the registered deed will not change,
once you obtain the property tax and society certificate on your name,
