Sell flat Sell flat

My father had purchased a flat only on my mother's name. Now she is no more there.
Can my father sell the flat directly without first transferring the flat into his name? What is the quickest procedure for the same ?

A.After the death of your mother you and your father are the legal heirs of the property.so u first need to get the property mutated on your names and only after that a sale deed can be made by you n your father in favour of the buyer of the property

Is it possible that we make an authorization letter saying that we want to sell the flat and get the name transferred directly to the buyer's name.
