Mr. Z a hindu purchased plot of Land in uttar pradesh in 1965. After death of Mr. Z property was transferred to his legal heirs Mr. A and Mr. Y. M/S XYZ DEVELOPERS LIMITED signed the developer agreement with them and alloted FLATS to them in consideration.


Agreement to sell for sale of FLAT was signed by Mr. A on 30/06/2020 ( NOTARY OF AGREEMENT DONE ON 28/06/2020) Meanwhile Mr. A died on 5/07/2020 leaving behind his wife Mrs B, Son C and Son D. Sale deed was executed by them on 28/07/2020.

While searching online land records we came to know that Mr. A had one more Son E but he had died 2 years ago ( in 2018) leaving behind one son F who is a minor. No court order of guardianship is with them.

We want to know whether the minor son on becoming major can raise any dispute in the property later on becoming a major.

A.how searching online land records, one more son can be discovered ?
we also want to do same search to know if we have some hidden sons.
F also did same online search to know the grandfather ?
F can claim rights only after doing that magical online land records search.

E is a legal heir, hence, he can claim his share in the property.

Yes, he can claim his share, as he is the legal heir of Mr. A and Mr. E, his rights cannot be denied.
