I bought a flat in Mumbai on collectors land in 2014 from a previous owner but did not pay the collectors fees thinking will pay later. It's been 7 yrs now but I still haven't paid the collectors fees though the society has transfered the share certificate on my name after I have an indemnity bond to them. Now I have financial crisis and want to put my flat out on rent but the society secretary is unnecessary harrassing me and saying I can't give it out on rent because at collectors office my name is still not registered. Can I put my flat out on rent??

A.Dear Sir,
You are in possession of the said property as such you can rent it out. Instead you can also lease it out for few years and out of the amount received you can pay the fee which is pending and get it registered in your name.

A.Hello
Occupancy class–II lands are commonly known as collector's land as they require prior permission from the collector for transfer. Freehold means the ownership lies with the occupants who can use the land in any manner in accordance with local regulations.
So in your case it's not registered in your name at collector's office. In order to rent in first get it registered in your name at collector's office then put it on rent.

A.Dear Sir/ Madam,
You might face certain difficulties due to non-registration at the collectors office. Please approach the collectors' office and see if there is any way out of your problem
