Tenant is unwilling to move out

Hi, recently we decided to buy a 3BHK property. There is an existing tenant for rent with an agreement with the previous owner of the property and the tenancy ends in 30 days. However, the Tenant is unwilling to move out and is firm with his decision and says he is ready to go to court to fight for his right. WHAT options do we have to solve this issue? We are committed to purchasing this property as it has sentimental value. However, this situation complicates the buying process. Can i purchase the flat from the owner without informing the residing tenant? Thank you in advance

Dear Client,

You may file a suit for eviction against him to have the premises vacated. The default by the tenant in paying the rent is a ground for his eviction. You can also recover the arrears of rent with interest from him by approaching the civil court

Once the flat is sold to you then the rent agreement with the previous owner ends as he is no more the landlord and hence the tenant is either needed to vacate the flat or get a new rent agreement with you.

Dear Sir,
It will be a risky to deal with the tenant because he may rush to Civil Court and get an ex-parte TI order not to evict him without due course of law.
