Sale deed registration along with a forced affidavit

I am in the process of buying a residential property on resale from the Seller. Both parties entered into an agreement to Sale after which the SAle Deed was to be executed. 10% of the total property value was given as an advance by me to the seller while signing the agreement to Sale.
Now, just before executing the SAle deed , the seller is forcefully asking me to sign an affidavit which shall be registered in court , the terms of which I am not aligned to. The terms and Conditions being mentioned in the affidavit were not a part of the Agreement to Sale.
In order to safeguard my 10% advance and also execute the Sale deed in order to buy the house, I am bound to sign the affidavit.
Is there a mechanism wherein After signing the Affidavit in order to get the Sale deed registered , I can claim that the affidavit was made to be signed against my will and was forced upon me
If you are being forced to sign the affidavit, please send a legal notice to the seller. If this does not work out, please approach the Court for the remedy of specific performance of the transaction
