Hi,
My self Raghavender. I have purchased a flat in 2021. And the car parking slot which is allotted recently 3 months back which is very congested. When I verified in TS RERA. The 15 Flats and Covered Parking's are only 9 got approved from RERA, Later he built almost 15 Parking slots for all flats in the building.

Q1) Is this right to build 15 instead of RERA approved of 9 Parking slots ?
Q2) Can I reach RERA and complaint on it for congested parking slot because of builder ?

A.Dear Client,
The Building Plan for a housing complex includes the construction of car parking slots is approved by the concerned Civic Authority and Municipal Authority. The RERA got no role to play in the approval of the building plan. Registration of any housing project under RERA requires a sanctioned/approved building plan apart from other statutory documents. In case of any deviation in the building plan that approves for 9 car parking slots, then the construction of 15 parking slots instead of 9 requires the approval of the Municipal authority. So on a query, if it is found that the extra slots of parking is constructed by the Builder without the approval of the competent authority then such deviation on the part of the Builder may be termed as a deficiency in service and unfair trade practices and can be a subject matter of complaint against the Builder/Developer before the RERA for a resolution in the matter.

A.Dear client,
No builders can contravene the provisions/rules of given by RERA. It is advisable to file a complaint at RERA Bench ...You can seek compensation from the bench under section 11 of the act
