Earthing problems leading to electric shocks Earthing problems leading to electric shocks

Our apartment came with a geyser provided by the owner. Since yesterday, the geyser stopped working and the metallic body of the tap is giving electric shocks. The owner refuses to take up responsibility as well as the caretaker. Who is responsible in case of a fire hazard or a serious accident? Note: both owner and caretaker has been informed of this issue.

A.Dear client,
If the geyser is malfunctioning and causing potential fire hazards or electric shocks, it poses a significant risk to the occupants of the apartment. The owner cannot avoid their responsibility by refusing to take action. In many jurisdictions, landlords are legally obligated to provide safe and habitable living conditions for their tenants.

In case of a serious accident or fire hazard resulting from the faulty geyser, the owner could be held liable for any damages or injuries that occur. It is crucial to prioritize the safety and well-being of the occupants, and the owner must address the issue promptly.

If the owner continues to neglect their responsibility, it may be necessary for the tenants to take further action to protect themselves. This may involve contacting local housing authorities or building safety departments to report the issue and request an inspection. Tenants may also consider seeking legal advice to understand their rights and options in such a situation.
