A.Dear Client,
In the given situation, to redress your grievance against the Builders you may opt following steps - 1) HUDA has opened a new email account to receive complaints from residents. Anyone can mail the complaint at [email protected] with their details and contact numbers. All the officials have been directed to take action on each complaint in a time-bound manner. 2) Since the residential projects launched before 2016, are not under the purview of RERA, homebuyers need to file a complaint against the Builder the Consumer Court under Sec.35 of the Consumer Protection Act, 2019 for deficiency in service and unfair trade practice claiming compensation for harassment. The Complaint must be filed within two years from the date of cause of action.

A.Dear Client,

In India, real estate transactions are subject to various laws and regulations, and builders must adhere to the terms and conditions mentioned in the Buyer Builder Agreement (BBA) and the applicable state laws. Start by carefully reviewing the Buyer Builder Agreement you signed. Pay close attention to any clauses related to additional charges for electric meters or other expenses. If the BBA mentions that the builder can charge for an electric meter but specifies that they must send you a demand letter, ensure that they follow this process. Builders can sometimes attempt to impose additional charges that are not in line with the agreed-upon terms. It's important to verify whether the charges for labor cess and common area power backup are legitimate and in compliance with government regulations and the terms of your BBA. If you believe that the builder is not acting in accordance with the law or the terms of the agreement, you can consider filing a complaint with the appropriate regulatory authorities. In Haryana, you can contact the Haryana Real Estate Regulatory Authority (HRERA) to seek resolution for issues related to real estate transactions and builders.
