A.Dear Client,
The RTC(document of Rights, Tenancy, and Crops), commonly known as Pahani, is a significant land document that is given to the current landowner in Karnataka State. The records contain information about the owner and every aspect of the land, including Information about the land owner and the nature of ownership i.e, HUF, individual, joint ownership etc. Similarly, a Mutation report and e-katha represent almost the same information regarding the nature of ownership and all other information of the property. So on detection of any mismatch or anomaly in the survey number of the RTC documents, you need to visit the office of the concerned authority that kept land records and issue the reports with regard to the nature of ownership of the property to prevent its cancellation of the RTC documents and take the steps to be followed or complied with for the purpose of correction of mismatch or any anomaly in the the RTC records. You may seek the service of an Advocate to facilitate the matter.

A.Dear Client
Yes, a survey number mismatch in an RTC (Record of Rights, Tenancy and Crops) document can indeed lead to significant issues, such as legal disputes, complications in property transactions, or potential challenges in obtaining necessary approvals or permits related to the land.If the survey number mismatch benefits the previous landowners in some way, it could potentially provide them with a legal advantage in certain property-related matters. Generally, if you need to make changes or corrections to the survey number in your RTC document, it's essential to follow the legally prescribed procedures and obtain the necessary approvals from the appropriate authorities. To keep your RTC document safe and secure, it is advisable to store it in a secure location, such as a fireproof safe or a secure cabinet, to protect it from damage or loss. To protect your RTC or Phani from cancellation, it is essential to ensure that all the information provided in the document is accurate and complies with the legal requirements.
