I have purchased a plot in rural Bengaluru. When I approached the Gram Panchayat for obtaining Khata, I was told that Khata cannot be issued for this property as the layout is illegal. It is a registered property and the PID is also mentioned in the sale deed. I am regularly paying tax thought Bapuji Seva Kendra. What should I do

A.Dear Sir,
You have to work out on it as to whether the land was converted into non-agricultural land and whether layout was approved by the concerned Panchayat etc.

A.Dear Client
Verify whether the property or the layout has any violations, and check if the necessary approvals have been obtained. If there are violations, you may need to work on resolving them to regularize the property. Discuss the matter with the Bapuji Seva Kendra, where you have been paying taxes. They may provide insights or guidance on the steps you can take to address the Khata issue. If the issue is related to the entire layout, consider discussing the matter with your neighbors. If there is a common issue affecting multiple property owners, a collective effort may be more effective in resolving the problem. In some cases, particularly in areas that were once rural and are transitioning to urban, there might be changes in land classification. Check with municipal authorities to understand if there have been changes in the land-use classification that might be affecting your property.
