Clustered development Scheme offers multifarious advantages in the form of energy conservation, open space preservation, environmental protection, design flexibility, lowered construction costs, recreational opportunities, and neighborhood development. Cluster zoning is a type of zoning used to create a mix of housing types and uses in an area. It is typically used to increase housing density, promote mixed-use development, and preserve green space. Garden homes and townhouses are two types of housing that are often found in areas that have been developed using cluster zoning. A development with over 200 acres of green space with 100 garden homes clustered together on 20 acres would be an example of cluster zoning. In real estate terms, a cluster typically refers to a group of homes or businesses that are close together, often with shared amenities such as green space or parking. Cluster developments are often created through zoning ordinances promoting higher-density and mixed-use development. One benefit of living in an area of cluster-zoned development is that residents typically have easy access to shared amenities such as green space or parking. This can benefit residents who enjoy having easy access to shared nature and recreational areas in their community. Cluster Zoning is the process of subdividing land in order to regulate the use of that land. The purpose of zoning is to prevent incompatible uses from being located close to one another, thus preserving the character of an area and preventing conflict between different uses. For further clarification regarding the scheme, you may contact the concerned Cluster Development Officer who works under the overall guidance of the Portfolio Director. and in close coordination with the implementing partners, other team members of the project, and the clusters' members.

Ensure that the builder has legal rights to redevelop the land. You may want to check the title documents and ownership records.Understand your ownership rights: As a private owner, you have certain rights to the property. It's important to know the extent of your rights and what you can negotiate during the redevelopment process. Discuss terms with the builder: Engage in negotiations with the builder to understand the terms of the redevelopment. This may include the size of the new accommodation, amenities, and any compensation or benefits. Seek detailed information about the proposed redevelopment plan, including the size and specifications of the new accommodation, amenities, and any additional facilities. Cluster redevelopment schemes are generally governed by local development authorities. Ensure that your chawl falls within the criteria for such schemes.
